Good questions. Clear answers.
Start with the essentials. We can discuss the details that are specific to your situation.
How does the purchase process start?+
Start with a property or a conversation about your budget and goals. Your advisor walks you through a feasibility report before you decide whether to proceed.
Who owns the property and controls the funds?+
The planned ownership structure is a U.S. LLC wholly owned by you. Purchase funds are held in your company bank account until the agreed closing transfer. The independent closing company records title in the company’s name.
Are rental income and returns guaranteed?+
No. Published figures are estimates based on stated assumptions. Vacancy, repairs, tenant payments, program eligibility, taxes and market conditions can affect actual results. Government-assisted rent is a separate income component, not an unconditional guarantee of the total rent.
How are net rental income and cash flow calculated?+
Expected rent combines assisted rent and the tenant’s share. We subtract management, utilities, monthly insurance and taxes, plus any entered maintenance and vacancy reserves. Net income is before financing and income tax; cash flow also subtracts the mortgage payment. Closing costs and unentered expenses are excluded.
Is the refinancing calculator a loan offer?+
No. It models a loan equal to 70% of the listing price over an initial 25-year term. You can change the rate and term. Approval, valuation, borrower eligibility, fees and actual lender terms may differ. An illustrative rate is clearly labelled when no provider is connected.
Who manages the property after closing?+
A property management firm manages rent collection, tenant communication, maintenance and repairs under a separate agreement. Review its fees, scope, reporting and termination terms before signing.
What happens if a property is sold?+
Sold properties remain visible with a Sold label. Occupancy is tracked separately, so a sold home may still show that it has a tenant. Availability should always be confirmed with an advisor.
Can I change the manager or sell later?+
You may explore changing the manager, tenant arrangements or selling the property, subject to existing leases, management agreements and applicable rules. There is no guaranteed resale price or time.
